Carrithers Realty Company is the property management company for all properties listed on cozyhomesofvirginia.com. Carrithers Realty will handle all applications for rentals, signing of leases, maintenance calls, rent payment, and everything else. The owner of cozyhomesofvirginia.com has ownership interest in all properties listed for sale and for rent on cozyhomesofvirginia.com

What is the Pet Policy?

We allow pets in most of our rental properties. However, we do not allow vicious dogs (pit bulls and rottweilers) under any circumstances. We require an additional security deposit of $150 per pet and an extra $15 rent per month per pet.

What are your rental requirements?

We require that all of our tenants submit an application, have fair credit, a good rental history, a stable job, and income of approximately 3 times the monthly rent.

What documents do you require when turning in an application?

When you submit an application to Carrithers Realty Company, please be sure to bring the following items with you:

• $25.00 CASH FEE: (per person or married couple) Everyone over the age of 18 is required to complete a separate application.
• CURRENT PAY STUB: Applicant must provide verification of income, This can be a pay stub, 1099 (and copy of schedule C of last years tax return), letter from SSI, or retirement income.
• PHOTO ID: A federally authorized photo ID such as a driver's license or military ID if applicable.
• SOCIAL SECURITY CARD
• LANDLORD INFORMATION: We will need to contact your current landlord as well as the one prior. Please have the property address you rented and the landlord's phone number.

Are any utilities included in the rent?

No, utilities are the responsibility of the tenant.

Where do I get an application and where do I turn it in?

You will be given an application at the time of the showing. Once the application is completed it will need to be hand delivered to Carrithers Realty which is located at 12515 Warwick Bvld, Newport News, VA 23606.

What are the schools like in the area?
